Direct booking with us
To confirm your booking a deposit of one night’s stay is required (two nights for stays over or equal to 5 nights) to be paid by bank transfer. Balance at checkin in cash or via Paypal app.
Cancellations
First night deposit is not refundable. In case of cancellation within 3 days of arrival we will refund any second night paid as deposit. Cancellation must be written per email or text message. In case of cancellation with less then 3 days of notice no refund will be issued.
Booking changes
If you are forced to cancel due to unforeseen cirumnstances, we can move the reservation to different dates, depending on our room availability. Please request your date change at least 1 day before checkin. We also advise you to get cancellation insurance before travelling, many of these today cover Covid circumnstances too.
No Show
In case of no show no refund will be issued for any prepaid deposit. No show is meant if Guest do not checkin before midnight of day of arrival, without giving notice of late arrival.

We invite you to always book only on Booking.com or Airbnb, or to contact us directly via this website.
Minumum Stay
Minum Stay is 2 nights, 3 nights during high season (from Easter to September).
Accomodation & house rules
Access conditions
The La Terrazza con l’Ulivo Guesthouse is exclusively reserved to its registered Guests, access to strangers is forbidden. The accomodation is reserved to Guests older than 12 years.
Unfortunately, the facilities are not accessible to people with mobility difficulties due to the steps that are to climb to reach the entrance. Inside the accommodation there is also another step that separates the living area with breakfast corner and the bed and bathroom.
Check-in and Check-out
Check-in: from 4 PM to 8 PM
Check-out: by 11 AM on day of departure
All Check-in and check-out outside of these times must be agreed in advance with owners.
Late checkout and early checkin are subject to availability and are free of charge (late checkout max 2 PM, early checkin from 1 PM). Late checkin is subject to a cost of 20 euro (from 9 PM to max midnight of the day of arrival).
Guests who do not show up for check-in before midnight on the day of arrival, without notifying the delay, will be considered no-show and will lose the right to access the accomodation (except in cases of justifiable force majeure).
We are always present in person at Guest’s arrival. At the time of check-in it will be necessary:
- show a valid ID for registration by the local police, which is mandatory by italian laws. Please note that for non -italian citizen Guests, driver’s license is not accepted as ID, only Identity card or Passport are accepted.
- pay the tourist tax which amounts in 2,5 euros per day per Guest over 16 y/o (Airbnb Guests exempted)
Key delivery
Keys are personally delivered at check-in and must be personally returned to the owner at check-out, unless otherwise agreed. In case of loss and/or deterioration of the same, Guests are required to give timely communication. Any costs of remaking keys and locks will be charged to the Guest.
Smoking
It is not allowed to smoke inside the room, Guests can smoke outside on the terrace.
Eat and drink
Storage and consumption of food and drinks are allowed both inside the room and on the terrace. It is possible to prepare breakfast, hot drinks and fast meals, thanks to the room appliances and equipment (refrigerator, espresso coffee machine, kettle, toaster). Breakfast crockeries such as cups, plates, cutlery, glasses are also provided.
IMPORTANT! For safety reasons use of electric or gas appliances, to prepare food or drinks, other than those already present in the room, is strictly forbidden, neither inside the room nor on the terrace. In this accommodation cooking is not permitted, not being the room equipped with a kitchenette.
Complimentary services
Dish washing: dishwashing of your used tableware is free of charge, Guests are invited to leave it on the outdoor table of the terrace on the tray, everithing will be returned clean the same evening.
Restaurant and other activities reservation: we are happy to help you if you want to book a restaurant or ask for information for some activities, just get in touch with us.
Linen change: linen change and mid-stay cleaning, for stays of 5 nights or more, are free of charge, but not mandatory, Guest are free to request these services or not.
Pets
We accept pets at the following conditions:
- only cats and dogs are accepted, only 1 pet per stay
- their presence must be reported in advance at the time of booking, if the guest should show up with their pet without having reported it at the time of booking, or with a different number of animals (es: 2 dogs) we reserve the right to refuse Check-in
- pet owner is held responsible for any damage the animal may cause to the property
- a daily surcharge of € 5 is required for your pets to be paid in cash on arrival
Any additional payments to be made at our Guesthouse are considered to be made in cash in Euro or via the Paypal app, or via Bank transfer, we do not accept credit cards.
